New FEMA flood maps and 4 other things for San Marcos, Buda and Kyle residents to know this week, Aug. 14-21

Here’s what you need to know to start your week in San Marcos, Buda and Kyle:The Federal Emergency Management Agency, or FEMA, has released preliminary flood maps that give updated flood risk information in parts of Hays County and along the San Marcos River in Caldwell, Gonzales, Guadalupe and Hays counties. These preliminary flood maps—known as Flood Insurance Rate Maps, or FIRMs—are an update to the existing flood maps, which use data that is more than 30 years old. An open house is scheduled from 2-7 p.m. Aug. 24 at the San Marcos Activity Center, 501 E. Hopkins St., where representatives from the state, county and city of San Marcos, along with FEMA representatives and their mapping partners, will answer questions about floodplain and flood insurance issues. A workshop will be also be held Aug. 24 from 10 a.m.-noon at the activity center for realtors and insurance agents to learn about impacts to insurance, rating options, reform legislation and changes to the National Flood Insurance Program. Property owners can view the maps at http://maps.RiskMAP6.com to see the specific areas being remapped. Council members will hear the second of two readings to annex nearly 30 acres of land into the city. The land, located just east of the Green Acres subdivision, is slated to be used for the Sunhomes At Hillside Lake subdivision, which early concept drawings show include single-family condos, homes to be owned and multifamily apartments. The meeting will be held at Buda City Hall, 121 S. Main St., at 6 p.m. Tuesday. Council members will meet at 7 p.m. Tuesday at Kyle City Hall, 100 W. Center St. Among the agenda items is a presentation that updates council members on road projects and gives the latest cost estimates. Commissioners will meet Tuesday to discuss the proposed fiscal year 2017-18 Hays County budget. The meeting begins at 9 a.m. and the budget workshop takes place at 10 a.m. The court meets at the Hays County Courthouse, 111 E. San Antonio St., San Marcos. The agenda can be viewed here. Council will hear the status of San Marcos’ latest economic, environmental, neighborhood, parks and transportation projects created through the city’s comprehensive plan. City Council meets at 5 p.m. Tuesday at San Marcos City Hall, 630 E. Hopkins St. City Council will also hear the second of two readings for revisions to the “Dining with Dogs” variance, which states dogs are only allowed in dining establishments that have patios and received an approved variance from the ordinance at a cost of $200. Revisions include allowing restaurant owners to meet with city staff before the owners apply for a variance and requiring food establishment employees to be trained on restrictions applicable to businesses allowing dogs on the premises.

But if you want to live within line-of-sight to the ocean, this place is as affordable as it gets. The manager is hands-down one of the nicest dudes I've met and has been extremely accommodating to us. Although the property is old, it's clean and decently kept up. The pool and hot tub are nice. We're on the 2nd floor in a corner unit and it's been very quiet for us. We haven't had any issues with bugs or vermin of any sort; in fact, we keep our porch door wide open all day long so our kitties can get some fresh air. This results in maybe 1 fly per day inside. There are surfer trails very nearby that lead down the cliffs for beach access. Bottom line, if you're looking for luxury, don't live here. It's too old to ever be luxurious. Woodside Village apartment project moving forward

The $ 79 million Woodside Village project , a redevelopment plan that will add hundreds of apartments and retail space to Westwood, is underway more than two years after receiving city approval for tax breaks. The project being built by Los Angeles-based Tanner & White is a big addition to Westwood, a small (pop. 1,500) inner-ring suburb in northeast Johnson County . Its City Council authorized up to $20 million in tax incentives to subsidize the project in late 2011. Developer Blair Tanner said it took a while to arrange the financing and coordinate the project with improvements made to the Woodside Health and Tennis Club, but work is beginning this week. The $26 million first phase calls for a four-story building with 91 luxury apartments on the upper floors and 20,000 square feet of retail space on the first level.
