An Austin developer has changed course on plans to revamp a San Marcos shopping center . Since taking control of Springtown Center in 2014, Endeavor Real Estate has landed a number of high- profile tenants to fill what was, at the time, a sickly strip mall that was only 10 percent occupied. Additions have included heavy hitters such as Chuy’s, Gold’s Gym and The Spot, an entertainment venue. While Endeavor had initially been in talks with a number of interested retailers to fill the remaining space in the shopping center , the developer has decided to go another route. Instead, it is demolishing a chunk of the center between Chuy’s and the former Target store that’s now home to Gold’s Gym and The Spot to make way for a multi- story apartment building that will have 233 units with 32,000 square feet of ground- floor retail space . San Pablo The Silverfield Group of Jacksonville has purchased 21.85 acres at the north end of Pablo Point Drive , nestled in between Pablo Point to the south and Queen’s Harbour to the north. With mostly marsh to the east, it’s about the last bit of buildable land in the immediate area. There, they’re going to put Waterside at San Pablo , a single- family community zoned for up to 42 lots, a minimum of 90-100 feet wide. Home prices are expected to be in the $400s to $600s. Leed Silverfield said the project is still in design and engineering, but they hope to break ground early next year. Builders haven’t been chosen. He said it hasn’t been determined if it will be gated. Silverfield paid $1,175,000 for the property, buying it from the Hodges family. NORFOLK The housing market may be struggling, but apartment construction in Norfolk continues to boom. The City Council is expected to approve a rezoning today that will allow a 180-unit, $20. 7 million upscale apartment development called the Meadowood Apartments to be constructed off North Military Highway . It would be the seventh apartment complex that opened, received city approval or on which construction began in the past year. Moreover, two other apartment complexes have been proposed. Meadowood would be built on 7.7 acres currently zoned for industrial use on International Boulevard adjacent to a Kmart and the Park Crescent Apartments . Rents would top out at $1,450, said Taylor Franklin, vice president of multi family development for S.L. Nusbaum Realty . It would be a gated community, Franklin said. CLEVELAND, Ohio -- A Lyndhurst hotel and a pair of projects that will bring nearly 500 apartments to Cleveland won financing support Tuesday from the Cleveland- Cuyahoga County Port Authority . The port's board signed off on nearly $200 million in real estate- related bond transactions , setting the stage for construction to start within months on a trio of projects. The agency acts as a conduit for development financing, issuing bonds and helping to structure deals that involve longer terms , lower interest rates or cheaper construction materials than a borrower might find in the private market. Tuesday's headline deals were: A  Hyatt Place hotel and a 355- space parking garage at the Legacy Village shopping center in Lyndhurst. Within a half-mile of the site, two hospitals  – HCA Pearland Medical Center and Memorial Hermann – are under construction along with a medical professional building by AMD Asset Holdings . Demolition crews are at work tearing down part of the the Atherton Mill and Market shopping center , the first move in a new plan to bring more apartments and retail to the development. RCI Demolition will be at the site for about two months, demolishing the buildings and carrying out asbestos abatement. The demolition is on the southern part of the site close to Publix, not at the historic mill building . After the demolition is complete, work will begin on the new apartments. Crescent Communities is working with Atherton’s owner, Edens, to build 346 new, high-end apartments and tens of thousands of new feet of shops and restaurants. A Crescent- affiliated corporation acquired the multifamily part of the site for just over $15 million, in a deal that closed last month.
