Apartments planned at Seven Springs near Brentwood

Developers are making plans for a 144-unit apartment community on property behind the St. Martin Square condos at Seven Springs near Brentwood.

An entity linked to real estate firm Vastland Cos. is seeking final site plan approval to allow for the project on 3.8 acres at 323 Seven Springs Way. Engineering and planning firm Civil Site Design Group made the filing with the Metro planners on behalf of property owner St. Martin Square Inc., which is an operating entity of Nashville-based Vastland.

Vastland General Partner Mack McClung has long sought to develop the site originally eyed for the second phase of the 72-unit St. Martin Square luxury condos. After the condo market collapsed amid the Great Recession, McClung began pursuing alternate uses for the property, which he got rezoned three years ago to allow for 144 multifamily units.

"Since then, we've conducted market studies and worked on getting our financing approved, designing the product, working with our engineers to get a site plan that we can submit and are ready to move forward," said Ken Renner, vice president of sales and leasing for Vastland Cos.

Construction of the four-story building should begin sometime after approval is obtained from the Metro Planning Commission, which has the request on its agenda for Nov. 13. "There's a great market for apartments, and that's what we're pursuing," Renner said, citing new headquarters at Seven Springs for LifePoint Hospitals Inc. along with retail space plus a new building developer Highwoods Properties plans for offices for insurance giant AIG among developments boosting interest in the nearby community.

Besides St. Martin Square, Vastland developed Glenbrook Shopping Center in Hendersonville and many Nashville-area residential projects.
