Blackstone sells suburban Chicago apartments to JRK Holdings - News

Blackstone Group has sold a big apartment complex in west suburban Lombard for $67.4 million, notching a solid gain about two years after buying it. The New York private equity firm sold Clover Creek , a 504-unit property at 830 Foxworth Blvd., to JRK Holdings, a Los Angeles- based investment firm , according to DuPage County property records . The price, which amounts to $134,000 a unit, is 24 percent higher than the $54. 1 million Blackstone paid for the complex in March 2015. Rising rents and occupancies have pushed up suburban apartment values the past several years, allowing investors to cash out of properties at higher prices than they paid. But that alone doesn't explain the jump at Clover Creek. BOOSTING VALUE Blackstone increased the value of the complex by renovating a bunch of its apartments. Then it raised rents on the rehabbed apartments, boosting the property's income and justifying the higher price. After fixing up 72 apartments at Clover Creek, it hiked rent...

Nearly 200 residents at Mirabella apartment complex without water

PHOENIX - Nearly 200 residents at the Mirabella Apartment complex in Phoenix have been without water for days. That is until late Thursday night when Phoenix Fire Department spokesperson Benjamin Santillan told ABC15 the city agreed to turn the water back on for a week. The water company says the complex near the I-17 and Camelback owes them about $50,000 dollars, and until the bill is paid, the residents are stuck in the middle. "I think this is crazy. Everyone is very emotional, we don't know when this will end or if we'll have to go without water every day," said Crystal Medina who called ABC15 for help. When our crews arrived they found some fed up residents standing outside. They've been dealing with no water for two days. "It's terrible. I have to go to work, but we can't shower, we can't use the toilets, we can't even clean," said new resident Ira Savely . Savely and his roommate just moved into the apartment days ago , unaware ...

Sawgrass Cove apartments in Bradenton sell for $39.25 Million

BRADENTON -- A Chicago company has paid $39.25 million for a set of 336 apartments that have only been off the market for four years. The Inland Real Estate Group 's purchase of the Sawgrass Cove Apartments on Jan. 28 is the fourth major multifamily transaction in the Bradenton area since mid December. Like several of those previous sales, the Sawgrass deal gave a short-term owner a quick gain on its investment. The seller in the transaction, Sawgrass Cove Apartments LLC of North Miami, bought the 24-year-old complex in 2011 for $23 million. Situated on about 28 acres at 4945 49th Avenue W., the complex is grouped in with several other apartment properties south of Cortez Road W. One neighboring property, the Palm Cove Apartments , sold for $31.6 million in early January. In that case, the buyer purchased 298 out of a total of 348 units in the complex, which was converted to condominiums several years ago. Other major recent apartment transactions include the $43 million sal...

Bayside’s castles in the sky offer easy living for big bucks

Image
Imagine paying a multimillion-dollar sum for an apartment you’d stay in once a month. In Bayside, that’s a reality. Jacobs Buyer Advocates director Nicole Jacobs said some buyers spending big in Bayside’s high- end apartment market might only touch base with their luxury pad for a fleeting moment. “They might stay there once a month, and spend the rest of the time down on the Peninsula,” Ms Jacobs said. Ms Jacob’s comments came as realestate.com.au showed there were just seven apartments listed across Bayside with asking prices of more than $2 million. “There’s more off-market, ranging from $3.5 million-$5 million and even higher,” Ms Jacobs said. She said it was primarily local downsizers who opened their wallets for these high-end homes.
