The plant will be adaptively reused as offices, says Urbanize LA. Developers Uncommon call the project “24.” New structures holding 660 apartments and ground- floor retail space will be built around the offices, which will serve as the headquarters for MGA Entertainment, the makers of big- eyed Bratz dolls . Designed by Killefer Flammang Architects , the campus will also feature considerable resident amenities , including two pools, community gardens, outdoor walking tracks , and an open-air amphitheater. The Arker Companies has completed a $38 million rehabilitation and preservation project at Elbee Gardens, a 178- unit affordable housing development at 1950 Clove Road in the Grasmere neighborhood of Staten Island. Situated on nearly eight-acres of land, Elbee Gardens is a six- story elevator building that was initially financed as a HUD 236 project and constructed in the early 1970s. The project had not received any significant capital improvements since it was first rented up in 1973. Arker’s renovation work included complete replacement of the building’s boilers, roof and elevators. The project also received extensive electrical , sewers, and façade work, along with renovations to apartment interiors, hallways and common spaces. Previously, the plans called for 1,400 units, but was changed to 1,031 units by removing all of the one-bedrooms, and all but two studio apartments from the plans. Other interesting facts about the revised design include removing all luxury amenities such as gyms, pet spas and chef kitchens. Also removed from the floor plans are any empty corridors, to make most efficient use of the space to provide affordable, unsubsidized housing near a transportation hub.
